Why a limited release

The Project Company (theprojectco.com) planned to launch a specialty sauna division in mid-2025, then held back as a surge of builders crowded the market. Instead of rushing in, we focused on one sauna with a research and development approach, developing trademark components and our own systems to make our in-house process smart and efficient.

After more than a year invested in our prototype sauna system, we are offering a limited release of 10 saunas to the first 10 accepted applications. Keeping it to 10 lets us promise delivery before October 1, 2027. We design for mid- to high-value, designer-level clients: well above the standard affordable brands, and very competitive with the best builders.

How we build

Our system allows deep customization while using components we can fabricate in a systematized way in our shop. Each sauna is fully assembled in the shop, then disassembled, delivered and reassembled on location. All ten move through our production process in parallel, designed for maximum efficiency and value.

We start from your detailed preferences: architectural style and function, how you will use the space, the settings it may live in. We are committed to the highest quality building materials and to our relationships with industry partners, and we feature IKI heaters, wood burning or electric. Our design staff are also skilled craftsmen who understand how function and form work together.

  3. Request a consultationSubmit your design. A designer reviews it and contacts you to talk through your project, then prepares a detailed estimate and formal contract proposal. Once your application is accepted, you can sign the contract to begin.

Here after delivery

Once your sauna is yours, our team plans to be available for any long-term needs or wishes. Warranty options of 30, 40 and 50 years are available.

Made to move

Our build makes taking a sauna apart and putting it back together easy. To move or modify it and keep your warranty, our team handles the work, including moving from inside your home to outdoors or the reverse. Planning takes a minimum of 2 months.

Made to resell

About X4 Saunas

Built in our shop

Every sauna is fabricated in-house, fully assembled and inspected in our shop, then disassembled, delivered and reassembled on your site.

Price and value

Our average base price is $40,000 and varies with your selections. Limited-edition staging and in-house craftsmanship give each sauna an estimated initial value about 20% above its purchase price, so a $40,000 sauna values at about $48,000.

Back-out guarantee

You can back out between Phase 3 and Phase 4, before delivery. We sell your sauna on consignment and refund your investment in full.

Warranty

Choose a 30-, 40- or 50-year warranty. Future modifications or moves go through the X4 team to protect your warranty and the sauna's structure.

From signing to your site: 8 to 10 months on average

  1. Phase 1: Design and developmentAbout 2 months25% down at contract signing. You receive easy-to-understand renderings and specifications. The goal is to finalize your design, including material selections.
  2. Phase 2: Pre-buildAbout 4 monthsBegins when you sign off on the design, with a 25% payment.
  3. Phase 3: Shop assembly and inspectionInspect by photo, video call or in person25% payment before we disassemble and stage your sauna.
  4. Phase 4: Delivery and installationAbout a 3-day windowYour site is prepped in advance. We install, and the final payment is due.
Everything you can customize
Heat
Electric or wood burning, with IKI heaters. A custom X4 wood-burning heater is also available.
Roofs
Shed, hip, gable, modern diamond, low slope or flat, and barrel. Roofing in metal (standing seam), wood shake, slate, architectural asphalt or low slope EPDM.
Siding and doors
Horizontal lap, horizontal or vertical nickel gap in 3”, 5” or 8” profiles, board and batten, or metal siding (standing seam or panel). Finished in exposed wood, shou sugi ban, paint or cement board, in the color you choose. Doors in wood, wood-framed glass or frameless glass.
Interior
Two-tiered galley, “L” or “U”, split-tiered, or custom benchwork. Heater wall hung, next to the wall or centered. Barrel or vaulted ceiling.
Lighting and amenities
Interior and exterior LED accent lighting, Touchstone landscape lighting, showers, changing rooms and cold plunges.
Site extras
Landscaping, interior remodels, pergolas, patios, pontoon or dock integration, over-the-road trailer, tiny house or ADU integration, subterranean walkout, water softening through Northern Plumbing & Softening, a dream house build, and electrical, plumbing or HVAC services.
